AMP Capital has named Tom Dixon’s internationally-renowned, London-based design firm Design Research Studio as the winner of its interior design competition for the lobby and connected facilities of Quay Quarter Tower at 50 Bridge Street, Sydney.

Following approval of the Stage 2 Development Application (DA) last year and 3XN being appointed lead design architects for the 49-floor tower, AMP Capital and 3XN held a separate design competition for the building’s lobby, reception, meeting and conference facilities.

According to AMP Capital Chief Operating Officer Real Estate, Louise Mason, “We used this competition to specifically seek out globally pre-eminent designers of lifestyle spaces such as hotels, clubs, restaurants, bars and co-working spaces, who can bring a completely different perspective to how we would normally view, and therefore design, a commercial lobby.”

Out of the four internationally-renowned design firms who were invited to participate in the two-month long competition, Design Research Studio stood out for their global reputation, unique design aesthetic and aspirational concepts.

Tom Dixon’s recent work includes the interiors for Mondrian London Hotel, Shoreditch House, Bronte Restaurant on the historic Strand in London’s West End and McCann Worldwide Headquarters in New York. The firm is also known for their design of the lighting installations for Bennelong restaurant at Circular Quay, Sydney.

Importantly, Tom and his team demonstrated through the competition their unique perspective on what a lobby for the future of work looks like.

Ms Mason said: “The QQT lobby will be both the statement address for the tower and the nexus between the activated streetscape of Quay Quarter, the retail marketplace offering and the tower above.

We are excited to partner with Design Research Studio to create a unique lobby that breaks the mould and will provide diverse settings for people to work, meet and socialise. This will set QQT apart from other commercial buildings around the world, as the gateway to the workplace of the future.”

According to Ms Mason, “Together the lobby, retail podium and tower will provide a series of connected spaces that meet a range of user needs. Quay Quarter Tower will be an attractor of key talent into the future and provide a vibrant marketplace of experiences where people will have more opportunities to choose how and where they work and interact with their colleagues and customers.”

Spanning two inner city blocks and a site area of circa 11,000 square metres, the Quay Quarter Sydney precinct will create the city’s newest urban neighbourhood including a diverse mix of commercial, retail and luxury residential uses including specialty shopping, cafes, restaurants and bars, with a focus on niche retailers and one-off experiences.

Subject to final investor approvals, construction is expected to commence in 2018 and will take approximately three years to complete. 50 Bridge Street is jointly owned by investors in the AMP Capital Diversified Property Fund (ADPF) and the AMP Capital Wholesale Office Fund (AWOF).

AMP Capital has made a number of changes to its retail real estate business, including its Shopping Centres leadership team, to position it for the next phase of growth. AMP Capital’s Shopping Centres business has a portfolio of 27 centres throughout Australia and New Zealand, which generates more than $A7.9 billion in annual sales.

Bryan Hynes is stepping down from the role of Managing Director to explore the next phase of his career. During a 25-year career in the shopping centres industry, including 18 years at AMP Capital, Mr Hynes has held many senior roles including General Manager of Warringah Mall, Divisional General Manager for New South Wales, South Australia and New Zealand, and Head of Retail Asset Management. Since his appointment as Managing Director in November 2007, the Shopping Centres business has grown from A$4 billion to A$10 billion in assets under management.

Mark Kirkland, currently AMP Capital’s Head of Shopping Centre Development and a member of the Shopping Centres leadership team, has been appointed Managing Director of AMP Capital Shopping Centres effective 1 January 2017. Mr Kirkland joined AMP Capital in late 2012, has extensive experience in the real estate industry and a deep knowledge of the business and track record of delivering for investors.

AMP Capital Global Head of Real Estate Carmel Hourigan said: “With 27 years of major project experience in the property sector, 24 years of which have been focused on retail, Mark brings an impressive skill set to take our Shopping Centres business to the next phase of growth.

“Mark has been instrumental in the successful delivery of Pacific Fair and Macquarie Centre and has contributed heavily to the efforts we have undertaken to maximise the value of the existing portfolio and enhance performance for our investors.

“Now that AMP Capital has delivered these successful developments on the east coast and will be turning our attention to developments in Western Australia, it is the right time to refocus the business under new leadership and I am pleased we have such a strong internal candidate in Mark.

“I would like to acknowledge Bryan’s significant contribution to our business, most recently leading the team in the delivery of award-winning developments at Pacific Fair and Macquarie Shopping Centres. I would like to thank Bryan for the legacy he has created and his efforts in ensuring AMP Capital is best positioned to capitalise on opportunities within the real estate market.”

Greg Antoniadis will replace Mark Kirkland as Head of Development, AMP Capital Shopping Centres. Mr Antoniadis joined AMP Capital in 2016 and is an internationally-experienced property executive. His strong mixed-use capability, coupled with his core retail experience, will be valuable given AMP Capital’s strategic focus on increasing mixed-use across its Real Estate business.

Con Brakatselos, currently AMP Capital Shopping Centres Head of Investment Management and Strategy, will take on a refocused role, working closely with Mr Kirkland on strategy, acquisitions, digital and the future focus of retail. These three new appointments are effective from 1 January 2017.

In addition, AMP Capital’s extensive real estate research capability, which currently sits across the business, will be centralised into a single research team to improve the insights provided to clients and business partners. AMP Capital has created a new role – National Head of Research, Real Estate – to lead this team, reporting directly to Louise Mason, AMP Capital Chief Operating Officer of Real Estate.

A further new role of Head of Strategy and Planning will be added to Louise Mason’s leadership team. This role will lead the strategy and business planning cycle, working closely with the AMP Capital Real Estate leadership team and the broader AMP Capital business.

An internal and external search for both roles is underway.

A new report has found that the workplace of the future will be designed around the individual, that work will be done in the cloud yet workers will have their feet on the ground in vibrant precincts.

AMP Capital, in conjunction with Deloitte, has released the It’s (almost) all about me: Workplace 2030 – Built for us report that examines the future trends that will affect the workplace through anticipated changes in workers and work itself.

The AMP Capital workplace report examined the influence that mega trends including demographics, empowered individuals, global knowledge networks, resources, politics, technology, wealth and instability will have on this sector.

AMP Capital Office & Industrial Managing Director Louise Mason says the report is an important tool in helping to build a picture of how the workplace in 2030 might look.

“We are motivated by understanding and responding to the future needs and desires of our tenants, to help their businesses thrive by positioning our buildings to meet those needs for many years to come.

“We are already putting aspects of this report into action, with key findings being integrated into early planning on our prospective Young Street Precinct project in Sydney. Being able to develop desirable buildings will provide the market with great assets and also optimum investment outcomes for clients,” said Ms Mason.

AMP Capital Office & Industrial Divisional Development Manager Lino Caccavo who also contributed to the report, said the workplace is as much about life as it is about work.

“The report illustrates that when considering office spaces, it’s not just about the building, it’s about the precinct and the amenities it offers. In an environment where workers, knowledge and insight know no boundaries, it will be vital to create locations that are enticing.

“In 2030, employee collaboration will still be very important whether it be online, in the cloud or on the ground. When working together, the workplace and its physical location has to provide an environment that is adaptable, vibrant and designed to connect and facilitate,” said Mr Caccavo.

Other findings from the report include:

Knowledge will know fewer boundaries due to developments in technology and connectivity.

Time is no longer money; insight is the new currency.

With the influence of demographic mega trends, the workforce will be on average, older and more female in composition.

Workplaces will be nurturing, collaborative spaces that attract talent, not contain it.
